<p>Sealcoating, seal coating, driveway sealer, blacktop sealing, asphalt seal. Whatever you prefer to call it, all of these are terms used to describe the resurfacing of asphalt.</p>

<p>A function of parking lot maintenance, sealing asphalt is a technique used to preserve the life of your property&#8217;s asphalt surface. While there are many benefits to sealcoating asphalt, the most notable are for those properties in climates experiencing winter weather. The pores and small holes in asphalt allow water to permeate the surface and eventually drain off your normal property grade. Depending on the grade of your property and the amount of water draining over time, the normal movement of water drainage is enough to erode the binder material holding asphalt surfaces together. Those who experience winter temperatures can experience even more damage when the water freezes while trapped in the pores and small holes of asphalt. When water is trapped in such small holes and pores, it doesn&#8217;t take much ice expansion to start damaging the asphalt.</p>
<p>&nbsp;</p>
<p>The most effective way to prevent this erosion and damage from water and ice is by sealcoating asphalt. Sealcoating with a SealMaster® pavement sealer or other sealer product will effectively seal these holes and pores, preventing water from penetrating the surface and draining through the asphalt foundation. When the asphalt surface is sealed, the water drains across the surface leaving the asphalt binder and foundation protected. Asphalt should be seal coated every 2 &#8211; 4 years depending on the amount of traffic on the surface. You shouldn&#8217;t sealcoat new asphalt during the first 12 months because it can cause asphalt to soften and prevent it from curing. Sealing asphalt will enhance the appearance and preserve the life of your asphalt, as well as protect your blacktop from oil, gas and other harmful fluids. Unsealed asphalt may dry out and become rough, reducing its useful life.</p>
